First, there’s the fact that it enjoys a privileged position directly overlooking the beach right next door to Puerto Banus’ luxury marina. It’s here where the very best of what makes Marbella and Puerto Banus one of the world’s prime resort destinations can be found – everything from designer boutiques and stylish quayside cafe bars, to restaurants offering fine dining, cool bars and some of the best nightclubs in southern Europe.

It’s also just 5 mins. walk from the El Corte Ingles and Marina Banus shopping malls, plus one of the best multi-plex cinemas on the coast.

Then of course, there’s the spaciousness, the build quality and the finish of the apartments themselves, which as one would expect from a 5-star luxury development, are all first class.

Think beautiful marble floors, grand living areas and broad terraces with fantastic views.

Apart from these attributes, many owners in Playas del Duque will tell you that another of the primary reasons they chose to buy in the development is its award-winning garden.

It occupies a total area of some 30.000m2 all told – and remember, this is right in the heart of one of the prime slices of real estate in the world. No other beachside development comes even close to being able to offer that kind of private green space. The only way to describe it is as a true haven of peace and tranquillity in amongst the hustle and bustle of Banus.

But you really have to visit it to appreciate just how special it is. There’s an expansive lawn shaded by tall mature trees and no less than three swimming pools and two restaurants open year-round for the exclusive use of owners and their guests. Plus of course, there’s the direct access out from the garden to the beach, the sea and the beachside promenade which takes you straight to the marina in under two minutes walk.

In my experience, most of those who buy a property in Playas del Duque already know the development very well, having actually holidayed in one or more of the apartments or penthouses before at some point. Indeed, some have been regular visitors over the years and have a clear idea in which of the five blocks they want to buy – a decision which is mainly influenced by the kind of views they’re after.

Edificio Sevilla, for example, has apartments and penthouses facing due south with unbroken views across the gardens to the sea. Similarly, some of the properties in Edificio Granada and Casas Cadiz also face due south with sea views, whilst Edificio Malaga faces west and Cordoba east.

Despite the fact that the development is now relatively old by Costa del Sol standards and the majority of the apartments currently on the market are in need of a spot of modernisation, that doesn’t seem to deter buyers whatsoever. Most realise the value of what they’re acquiring – a property in a prime location in one of the most desirable residential addresses in the world – and simply hire the services of an interior design company to renovate or re-decorate to bring their property up to a high contemporary standard, adding significant value to their purchase as the same time.

And talking of value, another of the obvious benefits of buying in Playas del Duque is that the properties here have been proved to hold their value over time. Even during the property crash of the last decade, the properties in the development did not experience anywhere like the same drop in price as those witnessed in other developments.

Most buyers understand that with demand for property in the development so consistently high, when an apartment comes on the market that matches their criteria, they have to act fast otherwise it will simply be snapped up by someone else.

Just this year, we’ve noticed that buyers actually competing with each other in order to acquire the right property, with owners finding themselves in the midst of a bidding war between potential buyers.
