According to official figures recently presented by the Costa del Sol Tourist Board, the increase in sales of properties to foreign buyers on the Costa del Sol is now a cold hard fact.

The statistics indicate that for the first 6 months of this year, 4,739 properties in the province were bought by foreigners, which is some 1,233 more than the 3,506 acquired by foreign buyers in 2007, the last bouyant year for the property market in Spain, before it went into complete freefall. Furthermore, sales to foreigner buyers between January and June of this year increased by 45% compared to the same period in 2013.

Interestingly, Malaga is the Spanish province with the second largest number of property sales to foreigners.Before Spain’s property bubble burst in 2007, 30,665 properties were sold here, of which only 5,095 were bought by foreigners. Now, one out of every two properties sold here are purchased by a foreigner.

But who’s behind this new surge in foreign property purchases? Well, all indications are that the demand is coming primarily from British buyers, whilst demand from Scandinavians is also strong. Buyers from the Benelux countries are also purchasing more properties here now than ever before.

What’s interesting is the drop off in the number of Russian buyers. Experts think perhaps this is a direct result of the Russian government’s recent decision to stop their citizens from taking capital out of the country.

Regardless, the apparent recovery of the local property market is certainly welcome news for all concerned and is already having an effect on property prices in the region which are clearly rising, especially in the most desirable locations such as Puerto Banus. One thing’s for sure, now is absolutely the time to act if you want to acquire a property before prices once again reach the levels seen at the height of the property boom.
